Locatio helps you compare areas honestly. It doesn't replace the professional advice you should take before a property decision.
Locatio provides scores, comparisons and descriptions of London neighbourhoods and streets to help you research and compare areas. It is a research and comparison tool — not professional advice, and not a recommendation to buy, sell, rent or invest in any particular area or property.
Nothing on Locatio is financial, investment, legal, tax, mortgage, surveying or valuation advice. It is not a substitute for a property survey, a formal valuation, a solicitor's due diligence, or independent financial advice. Before you act on anything you read here, get independent professional advice suited to your own circumstances.
Every score is relative to the rest of London, not an absolute measure: a high score means an area does better than most of London on that criterion, not that it is "good" in any absolute sense. Scores describe a neighbourhood or a street as a whole, and conditions can vary sharply from one property — or one end of a street — to the next.
Treat a score as a way to narrow down and compare, then verify the specifics that matter to you on the ground.
Our scores are built from third-party official data — including HM Land Registry, police.uk and the Home Office, Transport for London, Ofsted and the Department for Education, the Department for Transport, the Office for National Statistics and Ordnance Survey. That data can contain errors, gaps or out-of-date entries, and we don't independently verify every record. We work hard to be accurate, but we don't warrant that the information is complete, current, or fit for any particular purpose. Details of what we use are on our data sources page.
Some of the written descriptions of areas are generated with the assistance of AI from the underlying data. We review them, but you should treat any specific claim as a starting point and check anything that matters to your decision against an independent source.
We score places, not property listings. We're not an estate agent, we don't sell homes, and no area can pay to change its score. That independence is the point — it's what lets us show an area's weak spots as clearly as its strengths.
